Man the last couple of days have been really frustrating for me.
My house is 20 years old now and the shingles have started to fall off the roof. So it's time to replace the roof. I have been really worried the past few days since it has been raining and really windy.
I asked several people to come out and give me an extimate on regular asphalt shingles and a metal roof. The first guy came out and must have been trying to gouge me or something. He wanted $5K for a 25 year asphalt roof, $7.5K for a 30 year asphalt roof, and $12K for a metal roof.
Well you can imagine this started getting too me really quick. I don't have that kind of money.
So a guy came yesterday. He gave me an estimate of $3K for a 25 year asphalt roof, $3.5K for a 30 year designer shingle asphalt roof, $6.2K for the base 30 year metal roof, and $8.2K for the high end metal roof. He also does financing at 3.9%. See that's what I'm talking about.
Man what a difference in price. This is more like it.
So now I have to finish up my estimates and make a desicion like this weekend. This is not cool.
At this point, the 30 year designer shingle roof that the second dood offered me is my pick. But I have three more estimates today and need to schedule 2 more I think.
Man, I hope this works out.
Being a home owner can be expensive. Maybe my tax return will be large enough to handle it. |

Wow....Ummm, my dad is a contractor and a standard roof is about $5K easy and there is no shingle that lasts 25 years. They last 5 at best and then most people just lay new ones on the old ones up to three layers.
So I wouldn't trust the $3K guy until I got a couple more estimates. Maybe GA and AZ weather conditions causes our shingles to only last 5 years but yours can last 25 is laughable. And $5k is usually to replace the WHOLE roof..IE the asphalt underlining and any weak spots in your roof. Did either of these guys actually go ONTO your roof and walk around it for at least 30 minutes to gague it? |

Yes the guy that said $3K did.
as for shingles lasting 30 years. That is the manufacturers warrenty. The probably don't last that long, but the ones on there now are 20 year shingles and they lasted 20 years.
The reason yours only last 5 years is probably b/c the lay the new roof over the old one. Especially with the heat in AZ. Think about it. The heat build up of the lower set of shingles has no were to go, so they probably melt or something. And if you use staples instead of roofing nails, that can do it too. Also, if you lay a new shingle into a weak old shingle, how strong is the new shingle. A chain is only as strong as its weakest link right. Most people lay new roof over old b/c it is cheaper. the $3.5 K was to rip the old one up, replace any damaged underboarding, then lay the new roof.
I have 3 more estimates today, so we will see. |

Hmmm..Yeah but my dad never over-laid and we still only get 5 years out of ours..Dad being a roofer he decided to go against the grain of AZ.
I know our heat is bad but you guys have rain...And you'd think enough rain would hinder the tar...Hmmmm, I still don't trust it. Just get a foam roof...That'll do it. |

If anything I would get Metal.
The real point is that this house is not where I"m going to spend the rest of my life. I may be there for another 5 years possibly a little more, so if it says 30 and doesn't last that long, oh well. I won't be there anymore.
I'm not sure why a roof in Az would only last 5 years. That's crazy-go-nuts. I mean really. Builders put on the cheap stuff that is said to last 20 years, and mine lasted 20 years, with a little bandaging when I bought the house. |

Itsa conspiracy...Especially since tar when heated just melts and reforms at night so nothing is really lost.
In GA with the rain you figure the tar would absorb the water then roof rot would grow in the tar and cause pockets and things like that.....DAMN AREA 51!
(Also I am bored or else I wouldn't be discussing roof construction.) |

Goodness, only five years woudl suck - remind me not to move to Arizona. I mean, I live in north texas, but the roof on the old house me and amber bought it about five years old so...for my sake, I hope your wrong Az  |

Maybe roofing technology has like JUMPED from 5 years to 20 in the span of like 3 years.... At this rate we'll have Perma-roofs and half the hispanic population will be outta jobs...Yeah..I said it! hehehe |
